Our latest Baldwin Park closing was a special one for us and not because of a specific milestone or how smooth it was; rather because it was a great example of 𝙝𝙤𝙬 𝙝𝙖𝙧𝙙 𝙬𝙤𝙧𝙠 & 𝙥𝙚𝙧𝙨𝙞𝙨𝙩𝙚𝙣𝙘𝙚 𝙥𝙖𝙮𝙨 𝙤𝙛𝙛 𝙩𝙤 𝙜𝙚𝙩 𝙖 𝙙𝙚𝙖𝙡 𝙙𝙤𝙣𝙚 𝙖𝙛𝙩𝙚𝙧 𝙣𝙪𝙢𝙚𝙧𝙤𝙪𝙨 𝙧𝙤𝙖𝙙 𝙗𝙡𝙤𝙘𝙠𝙨 𝙖𝙡𝙤𝙣𝙜 𝙩𝙝𝙚 𝙬𝙖𝙮. It was also a great example of how working together as a partnership with your sellers ultimately leads to crossing the finish line in the luxury market (or any market for that matter).
After receiving multiple offers and going under contract on day 1 for almost full list price, we would then fall out of contract 3 days later because the buyers had a change of heart. We reached out to the other offers, but they had all moved on already and found other properties. We were disheartened & disappointed, but we were optimistic given our initial interest.
Well, we would go under contract 2 more times and fall out of contract 2 more times due to loss of financing on one and a job change for the other buyers.

Luckily for us, these were some of the best Sellers we ever worked with and it wasn’t their first rodeo (not to mention they are just great people too).
Between staging, 𝙛𝙡𝙮𝙞𝙣𝙜 𝙞𝙣 𝙖 𝙫𝙞𝙙𝙚𝙤 𝙘𝙧𝙚𝙬 𝙛𝙧𝙤𝙢 𝙈𝙞𝙖𝙢𝙞, social media Ads, 3D tours, print advertising, Open Houses almost every weekend, Broker Opens, meeting every showing, reverse prospecting, & advertising to non-Florida markets with the biggest influx of new Central Florida residents among other things, 𝙬𝙚 𝙥𝙪𝙡𝙡𝙚𝙙 𝙤𝙪𝙩 𝙚𝙫𝙚𝙧𝙮 𝙩𝙧𝙞𝙘𝙠 𝙞𝙣 𝙩𝙝𝙚 𝙗𝙤𝙤𝙠 𝙩𝙤 𝙜𝙚𝙩 𝙩𝙝𝙞𝙨 𝙝𝙤𝙢𝙚 𝙩𝙝𝙚 𝙚𝙭𝙥𝙤𝙨𝙪𝙧𝙚 𝙞𝙩 𝙙𝙚𝙨𝙚𝙧𝙫𝙚𝙙 𝙤𝙫𝙚𝙧 𝙩𝙝𝙚 𝙡𝙞𝙛𝙚𝙩𝙞𝙢𝙚 𝙤𝙛 𝙩𝙝𝙚 𝙡𝙞𝙨𝙩𝙞𝙣𝙜. Almost $3,000 spent on social media ads alone helped yield an additional 300,000+ impressions and over 30,000+ clicks by potential buyers to check out the property.

The 4th time ended up being the charm and after a 6 month journey with these Sellers and this beautiful home, we found the perfect buyers and finally closed on such an amazing Baldwin Park property for $930,000.
We are so incredibly grateful that these sellers chose to work with us and we’re also feeling a little bittersweet this time of year as they always had some of the best Halloween & Christmas decorations in the whole neighborhood. 🎃🎄
THE BOTTOM LINE
You can't just trust any Realtor out there to sell your home. It takes more than some nice photos, listing them on the MLS, and hoping an agent will bring a buyer. We ended up spending well over $10,000 to market this home (between paying for staging, the video crew from Miami, pro photos, online & print ads, etc.) and ensure that it garnered the exposure it deserved and needed.
